What happens to Vouliagmeni’s properties

Vouliagmeni firmly records the highest prices on both the market and housing rental, which is not surprising if one takes into account the distinctive character of the area.

In March 2025, the average sale price of a property in the Vouliagmeni region stood at 7,424 euros per square meter, up 1.63% compared to March last year.

Even more impressive is the stability of the rise, as in the last two years the area has reached its highest point in September 2024 with 7,527 euros per square, while the lowest price of recent years is located in May 2023 with 6,885 euros/sqm.

The rental market is also similar. The average claimed price in March 2025 amounted to 20.38 euros/sqm. monthly, up 4.57% compared to a year ago, while the top price was recorded in November 2024 at 20.60 euros/sqm. and the lowest in May 2023 at 16.58 euros/sqm.

The area of ​​Kavouri, for example, is the most expensive location of Vouliagmeni, with sales prices reaching 7,892 euros/sqm. and rentals of 22.20 euros/sqm. On the contrary, the center of Vouliagmeni – though it maintains high prices – has more “affordable” levels at 7,247 euros/sqm. For purchase and 19.31 euros/sqm. for rent.

A typical example of the impressive high prices is the project “boat”, which is at an advanced stage. It is a six-storey property with the trademark of the boat, designed by Pavlos Hatziangidis’ 314 architectural office. The construction company that has undertaken the project on behalf of a Croissant Egyptian businessman is QPROJECT.

It is an impressive construction next to Astera Vouliagmeni, where almost all floors have already been erected, and will consist of four total premiums. Their cost, in fact, is estimated to exceed 30,000 euros per sq.m.

At the same time, the church in the area has a large real estate, which it wants to use in the best possible way. Specifically, a few weeks ago he had a competition in the air for two real estate of more than € 4 million.

The most expensive of the two “fillets” is a three -storey apartment building of 864 sq.m. Construction 1982 – 1984 at 47 – 49 Dylia Street with its value estimated at € 4.1 million. Located on a 1.5 acre plot, it has a total of nine apartments, whose leases will expire in 2025.

The second “fillet” is a plot of 992 sq.m. located in Central Vouliagmeni and seeks to lease for 99 years. The starting price is 70,000, but the bidder should be careful as there is a match against the church with this tenant and the contract has expired since the summer of 2024. The church calls for the return of the plot, but the tenant refuses and the issue has gone to justice.

The reasons why Vouliagmeni is the most expensive area of ​​the southern suburbs – and overall of the Athenian Riviera – are many and interconnected. First of all, the unique natural beauty of the area combines green, pure sea and architecture harmony, while at the same time it is a short distance from the center of Athens.

It is an area of ​​extremely limited construction, which creates strong pressure on prices due to high demand and limited supply. Specifically, the low building coefficient is 0.2 in the crab, which means that to build one has the ability to rebuild only 200 square meters per acre. This launches at a very high levels of real estate prices in the area. In the past, rates of 0.6 and 0.8 were in force with the possibility of building 600 and 800 square per acre.

Vouliagmeni also hosts some of the country’s most luxurious hotels and restaurants, marinas, private beaches, spa, golf courses and high quality services aimed at wealthy residents and visitors, both Greek and international. In addition, it has one of the highest security indicators in Attica, while the overall quality of life it offers is considered incomparable.
