The period of finding student residence In the largest cities in the country as well as in the students in the province, it has already begun after the announcement of the scores of the written Pan -Hellenic exams due to increased demand in terms of housing supply.
Spitogatos Insights recorded the evolution of average demands (MZT) rental of student housing in Greece’s largest student cities.
The Greek real estate market in the 2nd quarter of 2025 recorded an increase in the requested rents across the country of 7.2%. At the same time, the average demand (MZT) of a student residence for rent increased a similar increase of 7.4% across the country.
In the search for student residence, the most important selection criteria are today the floor, furniture and bedroom number, and of particular interest are the increasing interest of those looking for student housing about energy class and air conditioning criteria.
Student Homes in Attica: Increasing MZT rental just over 5%
By 5.4% increased an average requested student rental price in Attica in the 2nd quarter of 2025 compared to the same period in 2024. The lowest MZT/sqm. Among the most popular student areas of Athens is located in the Nice area in the suburbs of Piraeus (9 euros/sqm), while the MZT of a student house with a size of less than 65 sq.m. In Nice it is 500 euros. High MG rental of student residences are recorded in traditional expensive areas of Athens such as the Metz – Kallimarmaro area, Koukaki – Makrigianni and Kolonaki – Lycabettus where the average price per square meter ranges between 13 – 16.5 euros/sqm.
Indicatively, in the area of Zografos, the most student area of Athens due to its proximity to the campus and the Polytechnic, a student house of less than 65 sq.m. It has an average requested rental price of 534 euros.
Particularly popular type of residence for students is the studio, thanks to its small and convenient size but also the lower than its higher homes. It is therefore worth noting that a studio in nearby areas of the Athens University of Economics and Business such as the Patissia -Acharnes area and Kypseli has a rental of 405 euros and 400 euros respectively.
For those looking for a student home near the campus or the Polytechnic, they can seek a 455 -euro rental studio in the Zografou area while a studio in Ilisia has a 480 euro rental. In addition, a studio in the center of Piraeus that can serve a student at the University of Piraeus has a 450 euro rental while in Kallithea the MZT rental is again at 450 euros as shown in the table below.
Regarding the offer of student housing for rent, the following graph shows the Stock distribution in various areas of Attica where the Municipality of Athens garnered 39% of the student residence offer, followed by the southern suburbs and the northern suburbs. Piraeus and its suburbs account for only 11% of the available student houses for rent.
Further analyzing the available STOCK of student housing for rent by home category, it is evident that the Municipality of Athens is gathering the highest stock of student housing and more specifically apartments up to 65sqm. But also studio while the southern and northern suburbs are followed. Limited compared to the rest of Attica is the offer of student housing and housing with an area of less than 65sq.m. in West Attica and Piraeus according to the table below.
Thessaloniki: Significant increase in requested student rental prices
A significant increase of 10.9% was recorded by the MG rental of student housing in Thessaloniki in the 2nd quarter of 2025 compared to the same period last year. The lowest average demand for a student residence in Thessaloniki is located in the area of Stavroupoli and Evosmos, while the highest average requested student housing prices are located in the area 40 churches – Evangelistria and in the center of Thessaloniki.
The MZT rental in Greece’s largest student cities
Increases in the average requested student rental price occur in most of the students in Greece in the 2nd quarter of 2025 compared to the 2nd quarter of 2024.
More affordable MST rental of a student residence are found in Drama, Lamia and Kastoria while the highest are recorded in places that have a strong tourist activity in the summer months such as Chania, Corfu and Rethymnon. Large increases in the student rental of a student residence occurred in Florina, Sparta and Chania in the 2nd quarter of 2025 compared to the same period in 2024.
What prices do the prospective students look for?
At the same time that the requested student housing prices are increasing across the country, interests are interesting from the prospective tenants. More specifically, parents or future students are looking for an average student home of 500 euros in the central sector of Athens and the southern suburbs, at 400 euros in the north and 450 euros in the western suburbs.
In the Municipality of Thessaloniki, the average student residence price is 414 euros while in the suburbs of Thessaloniki the corresponding price is 356 euros.
Regarding the search for student residence in the rest of Greece, it is observed that the average search price is pushed up to areas that have a strong tourist activity in the summer months such as Chania, Corfu, Lesvos and Messinia.
