From 01.10.2025 new specifications for the real estate available in short -term lease. The new arrangements of the Ministry of Tourism relate to all properties with a registration number (AMA) in the AADE Register and aim at security and basic quality of hospitality in short -term lease accommodation.
According to the new requirements, from 01.10, the properties must be main use spaces, with legal permission or settlement. The bedrooms require natural lighting from openings at least equal to 10% of the net area and natural ventilation at least 5% of the area. Air conditioning on the bedrooms (split or portable). There is an exception for mountainous areas from an altitude of 600 m or more.
Who concerns
The new regime concerns owners or managers who have homes or apartments on Airbnb/Booking platforms and are stated in the short -term residence register of AADE with AMA. Compliance is controlled for both existing and new registrations.
Properties must have:
- Liability of civil liability in force for damage or accidents of visitors.
- Responsible Installer Statement (SA) certifying leakage/anti -electropalization relay.
- A portable fire extinguisher (dry dust or water base) of at least 6 kg per 100 sq.m. Mixed surface, autonomous tobacco detectors in bedrooms and kitchen, safety lamp and escape marking.
- Certificate of myocratic and insecticide by licensed companies.
- First aid pharmacy with basic materials (oxygen, iodine solution, gauze, bandages, leukoplast, burns, etc.) and bilingual labeling “FIRST AID / FIRST AID KIT”.
- Catalog of essentials (112, 100, 199, 166, poisoning center, port, etc.) at a prominent spot.
Owners must check the legality of the site (license/settlement), arrange for a civil liability insurance, request a new SA where needed, to obtain a suitable capacity fire extinguisher, tobacco detectors and safety lighting, to make an appointment for the mockery and the mockery.
