Properties: The new Ownership and Management Registry comes from AADE

Summer will be available the Register Owned and management Real estate (Mida) of AADE, which will use to deal with tax evasion in real estate.

The new register will re -state all the properties held by taxpayers, while on the same platform the renters’ data will be reported, whether they are homes or businesses, according to an ERTNEWS report.

An individual file will be created for each property, which will record all the information about its use, with the aim of capturing their real image, which will eliminate the discrepancy and put an end to the different square measures currently recorded in Land Registry, E9, Ownership Titles, PPC accounts, etc.

The platform will follow and then the interconnection of the new register with the Land Registry, after previously resolving the compatibility problems that are now existing with the property and the Land Registry.

When the appropriate technical conditions are formed, the control for each property throughout the territory will begin by interoperability. After the identification of real estate, all bodies will follow the square meters declared in the Land Registry.

This development can bring about changes in taxes and municipal charges with the government called upon to decide whether to impose retroactive taxes or fees or whether the activation of the single real estate register will be the starting point for the calculation of taxes.

Already today in most real estate sales it is found that different square meters have been reported in the Land Registry and differently in E9. All this will be resolved by the Single Registry that will facilitate and accelerate real estate transfers.

The Single Registry will include additional information in relation to the AADE property, the Land Registry and the Real Estate Registry established as it will gather information that is still scattered in various public services to date and will cover electricity, water supply, water supply,

Among the items to be transferred to the platform are as follows:

  • Type of property, surface, location, floor.
  • Status: powered, unfinished, empty, leased or free concession.
  • The data available in the Land Registry and in particular the Code Numbers of the National Land Registry (CAEK).
  • The property ID numbers (ATAK) from the Taxisnet archive, formed by E9 statements.
  • The electricity supply numbers by HEDNO.
  • Water supply numbers from water and sewerage companies.
  • Data on urban licenses available at the Technical Chamber of Greece (TEE).
  • Elements from the courts, mortgages and land registers concerning real estate in question, by lawsuits or other remedies.
  • The insurers of the contracts of the buildings.
  • Data for the recipients of agricultural subsidies paid for cultivated land.

The Single Real Estate Register will be interconnected with all relevant public services, taxisnet and land platforms, as well as with public and private entities that provide data. Data exchange will be with limited range, depending on the category of the carrier and its needs.

Upon completion of the platform, each property change will be automatically recorded. Thus, when a contract is signed and posted on Myproperty, the register will automatically update electricity, water, etc., without additional actions by the former and the new owner.
