Price Rally in Attica: Where do housing prices go up and where they “brake”

In the northern suburbs, the image is more stable, with mild but steady increases, which reflects the maturity of these areas. Kifissia recorded a 3.8% increase, up 3,704 euros/sqm, Maroussi was almost stagnant with only 0.6% (3,280 euros/sqm), while Melissia showed a mild increase of 3.7% and stood at 3,450 euros/sqm. In Chalandri, the average price reached 3,416 euros, with an increase of 4.2%, while Holargos stood out with a more intense change of +7%, now reaching 3,134 euros/sqm. Agia Paraskevi is also stable with a rise of 3.5% (3,495 euros/sqm). These areas maintain their attractiveness, but large increases are now belonging elsewhere.

In the southern suburbs, demand remains strong and prices continue their upward trend. Alimos recorded a significant increase of 8.8%, reaching EUR 4,552/sqm, while Voula, although already expensive, was further up to € 5,706 with an increase of 4%. Glyfada also continued its upward trend, reaching 4,772 euros/sqm. with an increase of 4%. Paleo Faliro moved to corresponding levels, with a rise of 4.8% and a new price at EUR 3,761/sqm. The protagonist, however, remains the Greek, where the price climbed to 5,864 euros/sqm, with a spectacular 12.1% growth – a development that is directly attributed to the large urban redevelopments and the expectation of the region’s upgrading.

In the western suburbs, a clear change of balance is now recorded. Once -depreciated areas show strong dynamic, mainly due to accessibility, new infrastructure and overall price increase across Attica. Peristeri rose 11.9%, reaching EUR 2,369/sqm, while Korydallos showed an even greater increase of 13.1%, with the average price of EUR 2,183/sqm. Nice also moved, where the price stood at EUR 2,002, up 3.4%. These areas seem to be the “next day” for those looking for a quality home at an affordable price, so they are aware of strong investment mobility.

In downtown Athens and neighboring areas, there are also strong increases. The general average in Athens rose to 2,591 euros/sqm. (+8.3%), while individual areas stood out for their high changes. Galatsi recorded the largest increase in Attica with +14.9%, reaching € 2,660/sqm, confirming the growing demand for areas that combine central location with more “affordable” prices. Caesarea also moved very dynamically, where the average price was 3,067 euros, with an annual increase of 12.8%. These areas show that demand is not only about traditional “good” neighborhoods, but also shifts to more rising zones of the center.

In Piraeus, however, the only decline in Attica was recorded. The average price decreased by 5.6%, reaching EUR 2,844/sqm. from EUR 3,003 in 2024. This development raises questions, especially given investment interest in the area and major projects on the coastal front. It may be a casual correction due to over -supply or delays in the utilization of infrastructure.
