North Star Entertainment: By CoE decision, the road to implementing project Voria opens

The implementation of Project Voria’s investment-mammoth investment in Maroussi by North Star Entertainment is in full swing.

As the company officially announced today (7.5.2025), a green light was given to the implementation of Project Voria, the strategic investment of EUR 300 million that marks the definitive and irrevocable verdict of the Council of State (CoE) which with the E. 810/2025 its decision, rejected an application for annulment lodged against Presidential Decree 36/2023 on urban planning and spatial matters.

With this development, in essence, the way to create a Contemporary Pole of Entertainment and Hosting in Marousiwhich will be a reference point on the world tourist map. It is recalled that the relevant Presidential Decree determines, inter alia, land uses and conditions of construction, in the area of ​​Delaveri Maroussi, where the area is relocated to the historical Mon Parnes, and the project Voria is implemented.

Its new multipurpose complex Project Voria is the largest strategic investment in the northern suburbs of Attica for decades. Its premises include leading conference infrastructure, a luxurious five -star hotel, a wealth of entertainment and catering options and casinos, enhancing the tourist product and business in Athens.

The architectural design of the complex ensures harmonious integration into the environment, and incorporates sustainable technologies that reduce the environmental footprint. It includes over 17 acres of greenery, and it is noted that 25 of the 50 acres of the plot are granted to the Municipality of Maroussi for public benefit.

Significant traffic interventions, funded by the investment body, will significantly improve the flow of traffic on adjacent avenues and roads for the benefit of residents and passing drivers. At the same time, the project will complete the urban planning of the area, increasing the value of real estate and creating 1,000 new jobs.

In addition, North Star Entertainment, respecting the local community, is committed that the new complex does not include shopping malls, and that the project will support the local market, and the overall development of Maroussi.
