The Greek holiday market is again at the center of international interest, with foreign buyers and investors to turn to island and coastal areas of high aesthetic and strategic value. Despite the increased demand, there are still significant opportunities at more economical points, while the most popular destinations still record top -notch prices. The most affordable options start from 2,000 euros/sqm.

For those looking for a lower budget holiday home, there are still opportunities in areas such as Corinth and Laconia. There, quality real estate in privileged locations are available with starting prices of 2,000 euros/sqm, making areas attractive for individuals and for investors seeking goodwill.

In the Cyclades, which are traditionally one of the most expensive destinations, more affordable options are encountered in Naxos, Syros, Andros and Tinos, with prices starting at 2,300 euros/sqm. They are islands with authentic architecture, beautiful beaches and increasingly improved infrastructure, gaining ground for buyers’ preferences.

The rising middle class: Quality with investment prospects

In a higher price range but with significant investment interest, we find areas that combine natural beauty with developing tourist infrastructure. In Messinia, where luxury resorts and golf courses have been developed, the houses near the coastline reach up to 5,500 euros/sqm.

In the Dodecanese, Rhodes benefits from the stable tourist flow and the presence of large tourism investments. Villas in excellent locations reach up to 6,750 euros/sqm, while neighboring Symi, with its preserved settlement and a tranquil atmosphere, reaches 6,000 euros/sqm. “Buyers appreciate the authenticity of the island and its investment potential, as prices still remain affordable.”

Correspondingly, in Argosaronic, Hydra maintains its reputation as a place of refuge for artists and people of the spirit, with prices reaching 7,500 euros/sqm, while in Spetses range from 6,500 euros/sqm.

The Premium Category: High Precious and International Destinations

At the highest level of the market, there are areas that have evolved into brand names on the international tourist scene. Santorini, with its unique views of the caldera and the characteristic Cycladic architecture, reaches prices up to 7,500 euros/sqm. However, the large premium real estate concentration is mainly found in islands such as Antiparos, with higher prices at € 9,800/sqm, as well as in Kea and Kythnos, where prices culminate in 9,000 euros/sqm.

In Halkidiki, despite being in northern Greece, luxurious seaside houses also reach 10,000 euros/sqm, reflecting stable international demand and proximity to markets in Eastern Europe and the Balkans.

At the top of the pyramid, Mykonos is still the ultimate symbol of Luxury Real Estate in Greece, with villas reaching up to 12,000 euros/sqm. Paros, which has become an alternative to HNWI in recent years, records corresponding higher prices, especially in sea -view areas and modern architecture.

Buyers, criteria and demand strategy

According to data from Engel & Völkers Greece, about 85% of the transactions are made by foreign buyers, mainly from Germany, Austria, Switzerland, the US, Israel, Lebanon, but also the Balkans and Turkey.
