The deadline expires from October 1st for owners and managers real estate offered for short -term leasing, as the new strict rules of operation of these accommodation, which should be thoroughly applied, are implemented because they will otherwise face fines of reaching 20,000 euros in cases of recurrence.
Any property offered for short -term leasing, from October should have compulsory civil liability insurance, an electrician’s installer statement, tobacco detectors, leakage relay, fire extinguishers, escape marking and first aid pharmacy. An essence certificate will also be required, a guide with essential phones and complete specifications of lighting, ventilation and air conditioning.
In view of the new rules, already the Ministry of Tourism in collaboration with the AADE They began sending e-mails to property owners who have active real estate registry numbers (AMAs) to prepare for the changes to come, but also for the checks that will follow for illegal accommodation that does not have the specifications required.
The letter that arrives to the owners reports: “… Since you have an active AMA in the AADE short -term lease register, we are informing you of the new specifications that will apply from 1/10/2025 and relate to your specific properties. Specifically, all short -term real estate must be cumulatively maintained with natural lighting, ventilation and air conditioning, to be insured against liability for damage or accidents, have a responsible statement of electrician, installer, fire extinguishers, fire extinguishers Instrumentation, first aid pharmacy as well as a guide with essential phones. For the finding of compliance, employees of the Ministry of Tourism or mixed workshops with AADE will conduct on-the-spot checks, with a warning of at least ten days by e-mail. The auditors will carry a service identity and a written order with the details of the employee and the property. Administrators who do not allow entry, do not meet the requirements or do not comply with the obligations of the law, a fine of EUR 5,000 are imposed. In the event of a new infringement within one year, the fine is doubled, and in each subsequent infringement it is quadrupled. “
The checks will be ongoing and on -the -spot, with mixed workshops from the Ministry of Tourism and AADE visiting real estate and recording violations. Any owner who does not comply with the specifications will be faced with a fine of 5,000 euroswhich in case of recurrence doubles at 10,000 and quadruples to 20,000 euros. Even refusing access to auditors is considered a violation and implies immediate sanction.
It is worth noting that in addition to the implementation of the new specifications, the new short -term leases in downtown Athens is extended for another year.
The big bet that the government is called upon to win is double. On the one hand, with the new rules, it is able to halt Airbnb’s frantic course and, on the other hand, to transform many of the short -term leases into a long -term housing problem.
