AADE: sweeping controls on short -term lease real estate – target the undeclared income

AADE’s checks on short -term leasing real estate are mainly in the years 2020 and 2021, and as taxpayer Athanasia Tsolakis told Ertnews, “intersections will be made through banking and digital data, bank accounts, lease platforms, and taxpayers”.

In 2024, 593 VAT were identified, hiding a total of € 8.9 million from short -term leases, with AADE estimating that the undeclared amounts are multiple. “There are certainly much more the amounts that have not yet been identified,” Ms Tsolaki said.

The fines for infringements in short -term leases are particularly strict. “The fine for non -registration in the AADE Real Estate Register is 50% of gross revenue, with a threshold of 5,000 euros,” Ms Tsolaki said. In addition, “in the event of non -submission or inaccurate declaration, the fine reaches twice the rent for the period not declared”.
