Leases: One month’s margin to accept or reject new contracts

To accept or reject owners within 30 days (starting on June 2nd 2025) any new rental statement submitted by the landlord property In Myaade, otherwise it will be automatically accepted, calls for employees and co -owners or the Independent Public Revenue Authority (AADE).

There is a transitional period to accept or reject leases that had already been submitted by June 1, 2025, by the end of the current month. Owners, at the same time, may submit a lease solution (without the administrative fine of 100 euros) for leases that expired until 30/4/2025.

This is the first time that a new “tax monitoring” regime has entered into force. Until recently there was no obligation or deadline for the acceptance statement by the involved. Now, each statement activates alerts in the Taxisnet box, by email and the Myaadeapp application, with time starting to count down from the time of notice.

If the lessee or co -owner does not appear, the system “locks” the acceptance and the declaration is recorded in the tax registries as fully confirmed. In the case of rejection, justification of non -acceptance is required, ending the virtual statements or cases of arbitrary lease by a single co -owners.

The new procedure is not just an obligation to myaade. It is the forerunner for the full operation of the property ownership and management register planned by AADE. With the implementation of … the tax office will know not only what real estate is rented by whom, but also if it was stated, by all involved, in exactly the same way.

Thus, AADE attempts to clean the field of arbitrary statements, forgotten leases and rented properties that “do not exist” for the tax office. For the first time, all stakeholders are obliged to… appear: co -owners cannot be unknowingly declared, tenants are not trapped in leases in falsified terms and no one can declare what they want and leave it forgotten in Myaade.

The new process puts an end to non -consensus, virtual leases for allowances or evidence, and the undeclared expires that dominate the owner’s register.
